Do you need an architect to build a house in Michigan?
Many people start by searching for an architect. For most custom homes, additions and outbuildings, a residential designer is the one who draws the plans. Here's how it works.
Residential designer vs. architect
A residential designer focuses on homes: custom house plans, additions, remodels, garages, pole barns and barndominiums. Architects and engineering firms typically take on commercial buildings, public projects and large or complex structures. That's why Homescape 3D focuses on residential work and doesn't take on commercial projects.
Will my plans need a stamp?
Michigan law has historically allowed many residential plans to be prepared without an architect's or engineer's seal, with requirements that can depend on the size and type of the building. Requirements can change, and your local building department makes the final call for your project. We'll tell you up front if your project is likely to need a sealed plan.
What a designer delivers
Our plans include plan views, elevations, sections and details as your project needs them, with 3D views in the Better and Best packages. They're permit and construction ready and delivered digitally, so your builder can bid and build from them.
How to decide
If you're building a home, an addition, a garage, a pole barn or a barndominium, start with a residential designer. If you're planning a commercial building, look for an architect or engineering firm. Not sure? Ask at a free consultation and we'll point you in the right direction.

Is a residential designer cheaper than an architect?
Usually, yes. Our new-home plans start at $1.25 per square foot, and the price is published so you know it before the first meeting.
Who checks that my plans meet code?
Your local building department reviews plans during the permit process. We design with that review in mind.
