New homes
Why settle for a stock plan when you can have a home designed just for you? We start with what you want and need, then turn it into a plan that fits your life and your budget, now and years from now.
Why it works
Every custom home plans project starts with a conversation about how you live, what you need, and what your site and budget allow. Why settle for a stock plan when you can have a home designed just for you? We start with what you want and need, then turn it into a plan that fits your life and your budget, now and years from now. One designer stays with you from the first sketch to the final drawings, and the details below are what make the difference.
Do you want the laundry upstairs? We'll design that. Need a master suite and a mother-in-law suite? We'll help with that too. Every plan starts with a conversation about how your family actually lives.
The most important part of the job is designing a home that works for you. That means thinking about aging in place, growing families, storage, traffic flow and how rooms connect, before anything is built.
Revisions aren't counted. We keep working with you until the plan is right, and if the scope changes in a big way, we talk it through together first.
What you get
Every custom home plans project comes with the drawings and support listed below, prepared in Saginaw County for Michigan building departments and builders. Ask at your free consultation about anything you want added, and we'll tell you exactly what it costs before any work begins.
“I wanted to know how big the room was, so they stuck me in there.”

Good to know
Michigan homes are permitted under the Michigan Residential Code, which is administered by the state's Bureau of Construction Codes and based on the International Residential Code. The building department that covers your township, city or county reviews the drawings before it issues a permit. Homescape 3D prepares every plan set with that review in mind, drawn the way builders and inspectors expect to read floor plans, elevations, sections and details.
