Pricing guide

How much do house plans cost in Michigan?

Straight answers with real numbers, from a Saginaw County design firm that has published its prices for years.

The short answer

Custom home plans from Homescape 3D are priced per square foot of living space: $1.25 (Good) or $2.00 (Better) for homes up to 2,999 square feet, and $2.50 (Best) for homes of 3,000 square feet or more. Most new-home clients land between about $2,000 and $8,000 in design fees.

Real examples

  • A 1,600 sq ft ranch at the Good tier: about $2,000.
  • A 2,000 sq ft home at the Better tier: about $4,000.
  • A 2,600 sq ft two-story at the Better tier: about $5,200.
  • A 3,200 sq ft home at the Best tier: about $8,000.

What's included

Plan views, elevations, sections and details as your project needs them, plus 3D views with the Better and Best packages. Plans are permit and construction ready and delivered digitally. Revisions aren't counted: we work with you until it's right.

What changes the price

Size is the biggest factor, since pricing is per square foot of living space. The tier you choose matters next: Good is for clients who know exactly what they want, Better adds design help and 3D views, and Best is for larger homes or very detailed plans for builder bidding.

Additions, garages, pole barns and barndominiums

These are priced per job. Smaller projects such as garages, pole barns, decks and small additions typically run $500 to $1,500. Large additions and whole-house remodels typically start around $2,000. Barndominium plans typically run $800 to $3,500.

How long it takes

Most projects take 2 to 3 months from start to finish, depending on size and workload. Spring builds should start design in fall or winter, because design, revisions, builder bids and permits all take time.

FAQ

Related questions

Are custom house plans worth it compared to a stock plan?

A stock plan can be a good starting point. A custom plan is drawn around your lot, your budget and the way your family lives, and you can see it in 3D before you build. Many clients bring a stock plan they like and we adapt it.

Is the consultation free?

Yes. Your first design consultation is free, with no obligation, and you'll leave knowing which tier fits and what your plans will cost.
